This system is automatic and seamless and requires very little oversight by the general manager. When guests make a reservation, their information is automatically entered in our database, the days are blocked out on our calendar, a confirmation including directions to the Inn are sent to the future guest, and their deposit is automatically deposited into the bank

After 14 years of successful operation, our online presence and word of mouth referrals continue to be very strong. In this still sluggish economy, our occupancy rate is consistently in the 75% to 85% range, well above other local hotels and B&B’s. The reason for this is clear. We offer a niche that no other place of accommodations can fill - a huge natural waterfall, and access to it, great accommodations at a moderate price, a mile of walking trails to the Bamboo Garden and along the Waiau River, and a staff you’d like to take home with you.

Kulaniapia is not just "a place to spend the night". Kulaniapia is really a very personal experience.

We presently employ 2 full-time and 2 part-time Innkeepers/Housekeepers and subsidize their wages by providing living situations for them. In this manner, we are able to keep our operational costs to a minimum and our personnel to guest ratio at a maximum.
